Millennium Partners Submit Notice of Project Change

Millennium Partners mark the next milestone in the revival of Downtown Crossing with their filing of the Notice of Project Change (NPC).  This comes on the heels of Mayor Menino announcing the infrastructure investment of over $13M in public and private funds and plans for a 250-key hotel. Over 20 new retail and restaurant locations are expected to open in 2012.  This winter, the flagship location of Walgreens newest concept will open at 10-24 School Street.  In less than four years, 1,200 new residential units and 3,000 new residents will call Downtown Crossing home. The Millennium Tower and Burnham Building will bring housing, office space, retail, restaurant, and a health club to an area undergoing a dramatic transformation:
  • Total private investment: $615M
  • Total sq ft: 1.2M SF
  • Tower height: up to 625 ft
  • Residential Units (Condominium and Rental) 600 – Mix of one, two, three, and four-bedroom units.  Lobby on Franklin Street.
  • Retail: 122,000-231,000 SF – Ground floor, complementary to existing and planned retail on Washington and Summer Streets; entryway on all streets.
  • Office: 125,000-218,000 SF – within the Burnham Building, lobby on Summer Street.
  • Health Club: 35,000 SF
  • Restaurant: 10,000 SF
  • Parking: 550 spaces via Hawley Street
The project’s benefits are numerous:
  • Preserving the Burnham Building with renovations totalling 100,000 SF of retail and 185,000 SF of office space.
  • Improving pedestrian and retail vitality; enhance urban design and architectural character
  • Site at the transportation nexus of Boston, within walking distance of activities, Hubway, and ride sharing programs.
  • Redesigning, renovating, and maintaining Shopper’s Park, as well as contributing to the construction of an MBTA headhouse.
  • Joining Boston’s first business improvement district, the Downtown BID.
  • Contributing to the Crossroads Initiative by enhancing Summer Street between Washington and Hawley Streets.  The project meets the 2004 Downtown Crossing Economic Improvement Initiative Program by designing a project that is a major destination for residents, shoppers, employees, and visitors.
  • Contributing $2,800,000 to streetscape improvements.
  • Contributing up to $2,365,000 in the City’s housing linkage funds
  • Contributing up to $472,500 in the City’s jobs linkage funds.
  • Generating $5.5M in real estate taxes annually.
  • Generating 600 construction jobs
  • Creating 2,300 permanent jobs

The community meeting will be held Wednesday, August 15, 2012 from 6:30 PM - 8:30 PM at the BRA Board Room on the 9th Floor of City Hall.
