SCOPE OF WORK includes the following: 1.) demolish existing tenant improvements including partitions, floor coverings, ceilings, and other such improvements; 2.) construct new bathrooms; and 3.) construct a new elevator lobby,  4.) provide new electrical metering system throughout building, provide and install new lighting, 5.) patch and paint walls and windows, 6.) abate ACM flooring, 7.) provide HVAC ductwork and rooftop exhaust fan, 8.) construct new ADA-compliant bathrooms including tile, toilet partitions, countertops, plumbing, fixtures, accessories, ceilings.  The Core & Shell floor area is approximately 38,200 total square feet.

Bid Requirements  General bids and filed sub-bids will be valid only when accompanied by the following:  1.) DCAM Certificate of Eligibility (Form CQ7), certifying eligibility to bid on projects of the size and nature advertised.  General Contractor shall submit in the category of “General Construction”.  Filed sub-bidders shall submit in the applicable category of Fire Protection, Electrical, HVAC, Plumbing, Tile, Drywall and Painting;  2.) DCAM Update Statement (Form CQ3) completing the Contractor’s record from DCAM certification time through the bid date and 3.) MA Department of Labor and Workforce Development ‘Sponsor Verification Form.’  A Bid Deposit must accompany each bid in the minimum amount of five percent (5%) of the total bid and shall be submitted in the form of a Bid Bond, certified check, cashier's check or treasurer's check made payable to the Boston Redevelopment Authority (BRA).

Contract provisions include 1.) bonds, insurance, permits, time of performance, liquidated damages;  2.) ‘An Ordinance Regulating Employers on Public Construction Contracts’ and  Sponsor Verification Form issued by the MA Department of Labor and Workforce Development (shall be submitted in the construction trade category of the work bid);  3.) Equal Employment Opportunity provisions of the contract and the obligation of the Contractor and subcontractors to take affirmative action in connection with employment practices in the performance of this contract; 4.) Minimum Wage Rates and 5.) Labor Harmony Clause.

All bids for this project are subject to all applicable provisions of law, including without limitation, Sections 39F and 39K through 39P of Chapter 30 and Chapter 149 Sections 29 and 44A-44J, inclusive of the Massachusetts General Laws, as amended.
